Lana Estates works exclusively for Australian and New Zealand families who are buying — or already own — a second home in the United Kingdom or France.

We are the people on the ground here. We help you find a property worth pursuing. We assess its condition and the feasibility of what you want to do with it. We renovate or build it to a standard that matches your primary home. And we manage it for you, year-round, while you are at home in Australia or New Zealand.

We also work, by referral, with British and European families looking to build, renovate or restore a house in France.

Find

We help you identify properties worth pursuing across Provence, the Côte d'Azur, the Cotswolds, the Home Counties and central London — drawing on relationships built over many years on the ground.

II.

Assess

Before you commit, we walk the property ourselves. We tell you what is sound and what is not, what is possible and what is fantasy, and what the real cost of doing what you want will be.

III.

Build

We are the construction team. Not a referral, not a managed contractor. Thirty-five years of building in London, across the United Kingdom and in France sit behind every renovation, restoration and new build we take on.

IV.

Manage

When you are home, we are not. Monthly reports with photographs, seasonal opening and closing, gardens, housekeeping, every supplier — a house that is always ready for you to arrive.

A beautiful stone farmhouse looks the same to everyone in the photographs. The roof timbers, the septic that doesn't meet current regs, the cracked retaining wall behind the cypress trees — those are visible only to people who have been on a few thousand similar sites over a few decades.

When we walk a property with you, we are not selling it to you. We are telling you what the next eighteen months will actually look like, and what they will actually cost — before the offer rather than after.

From first call to first summer.

I.
The brief
A long conversation, often over a video call. We map out what you want the house to do for your family: how often you'll be there, who comes, what the summers look like, what the winters look like. A house bought for July is a different house from one bought for the school holidays.
II.
The search
We help you identify properties worth considering across our regions, drawing on our own contacts and a network of local agents who bring us off-market opportunities. You receive a short, considered list — never a portal feed.
III.
The feasibility
Before you make an offer, we walk the property in person. We assess the condition of the structure, the roof, the services, the boundaries, the planning context. We tell you what is possible, what is not, and what it will realistically cost to do what you want. This is the single most valuable thing we do — and it happens before you have spent a euro on the house.
IV.
The build
Once the property is yours, our own team takes the project from a fresh set of keys to a finished house. Roof, structure, services, kitchen, bathrooms, pool, garden, interiors. Renovation, restoration, or new build on the land you have bought. We work to the standard you would expect of a primary home, because that is how it should feel when you arrive. A fixed scope, a monthly photographic report, a single point of contact who knows your project intimately.
V.
The handover
We don't disappear at completion. We hand the house over with every system working, every utility live, the cellar started, the linen on the beds, and a complete digital house manual.
VI.
The keeping
From that point on, the house is on our books for ongoing management. Monthly site visits with photographs. Seasonal opening and closing. Gardeners, housekeepers, pool, alarm, post, deliveries, suppliers. A real person who answers when you call.

The Côte d'Azur & its hinterland

The coast itself, and the villages twenty minutes inland that still feel like France rather than a marina. Cap d'Antibes, Mougins, Saint-Paul-de-Vence, Valbonne.

Paris

Primarily the 6th, 7th, 16th and the Marais. Pied-à-terres and family apartments.

United Kingdom

The Cotswolds

Honey stone and the new London-in-the-country set. Daylesford, the Coln valley, Bruton-adjacent, the North Cotswolds.

The Home Counties

Hampshire, Surrey, West Sussex. For families who want London access without London compromises.

Central London

Mayfair, Belgravia, Chelsea, Notting Hill, Holland Park. Townhouses, garden flats, lateral apartments.
